Homes on the market ÷ (homes under construction + homes in advanced planning) × 100.
Each month is a separate snapshot. The two pipeline stages are mutually exclusive. Marketed homes may overlap with them or include completed homes, so the three counts must not be added together and the ratio can exceed 100%. In this example, advanced planning covers the permitting-stage homes; early planning is excluded.
A change can reflect either marketed supply or the project pipeline. This ratio alone does not measure sales pace, prove demand, or predict absorption.
